About This Calculator
Last Mortgage Payment is a free calculator built to answer one question: when will I make my last mortgage payment?
Most mortgage calculators let you enter a single extra payment amount. Real life doesn't work that way. You might pay $100 extra now, $500 after a raise, nothing for a year while you replace a roof, then put a bonus toward the loan. This calculator lets you add as many of those changes as you want, plus one-time payments, and instantly shows your new payoff date, the time you'll save, and the interest you'll avoid.
What you can do here
- Calculate your full monthly payment, including property tax, insurance, PMI, and HOA dues
- Plan extra principal payments that change over time
- Add one-time payments and see the effect of paying biweekly
- See a payoff timeline, a balance chart, and a complete amortization schedule
- Download the schedule as a CSV, or print it
- Share your scenario with a link
How the numbers are calculated
The calculator uses the standard fixed-rate amortization formula, the same one lenders use. Each month it charges interest on the remaining balance, applies the rest of your payment and any extra payments to principal, and repeats until the balance reaches zero. You can read more in what is an amortization schedule?
Results are estimates. Your lender's figures may differ by a few cents because of rounding, and taxes, insurance, and PMI vary by location and lender.
